
Due to the age of the roofs across the complex, roof‑capping maintenance is required for all units. This work is being completed in stages to ensure safety and minimise disruption.
Stage 1 – Job Description Roof repairs to Units 1–14, 16–20, and 38/39. Works include: grinding the edge of the ridge, re‑pointing all ridge capping with flexible mortar, replacing any broken tiles, and clipping any loose valley cuts.
Stage 2 – Job Description Roof repairs will be carried out on Units 21–36 and 41–50. Works include re‑pointing all ridge capping, replacing any broken tiles, and clipping any loose valley cuts.
A notice will be provided to residents once the scheduled dates are confirmed.
The shade sail and supporting steel posts in the pool area are currently undergoing replacement and structural maintenance. Initial works were completed in May, and additional repairs have since been approved following further deterioration of the remaining posts. The project is now in progress, with scheduling and installation to be finalised shortly.
Yearly tree lopping is required to keep existing trees under control and maintain the safety of the property. Overgrown trees can grow too close to buildings and cause damage to roofs and gutters. Tree roots may also impact roads, retaining walls, and fences.
For safety reasons, this work is best carried out before summer, when severe weather conditions are more likely to occur.
Annual termite inspections are carried out to monitor and protect the property from termite activity. The inspections are currently conducted by Eco Global Termite Doctor Pty Ltd, who also provide the warranty for the termite barrier installed at the complex. Internal access is required for the inspection. Notices will be issued to residents once the inspection dates are confirmed.
During the scheduled termite inspection period, the contractor also offers a discounted rate for pest control services for any residents who wish to book additional treatment.
Yearly gutter cleaning and roof inspections are scheduled for all units to ensure proper drainage and maintain roof condition. The technician will require access only to the backyard and the roof.
Residents are asked to ensure that pets are safely restrained if they are kept in the backyard, and to leave the backyard gate unlocked on the day of the inspection to allow easy access.
A notice will be sent to residents once the work has been scheduled.
